The Nueces County Appraisal District’s Chief Appraiser Ronnie Canales would like to inform all residential property owners that the Appraisal District will be mailing out the 2016 Notices of Appraised Value to ALL Residential Property owners on Friday, April 1, 2016. All other property types will receive notices in late April.

The purpose of the notice is to inform property owners of the Appraisal District’s estimate of the fair market value of their property, along with other information about property taxes and exemptions.

Mr. Canales requests that you review your 2016 Notice of Appraised Value closely. He also states that due to the expected high volume of calls, staff appraisers will be available on a first-come-first-served basis by phone or in person to discuss filing procedures and the information contained in the notice in general.

Appraisers will not discuss the details of your property value or the appraisal on the phone.  In order for the Appraisal District staff to discuss the details of your individual property appraisal, you must FIRST file a written protest with the District. You may leave a message to receive a call-back from appraisal district staff, in order to obtain basic information about filing a protest and the documentation that may be submitted to support your written protest.

In order to make any adjustment to your appraised value due to condition or maintenance issues, documentation will be required by the District in the form of hard copies of pictures and written repair estimates from bona-fide contractors. Pictures and estimates may also be submitted in electronic form on a non-returnable USB drive only. Pictures and estimates will not be accepted if presented on any electronic device other than a USB drive.

If you decide to file a protest, your notice provides instructions on how to file, and Mr. Canales urges all property owners to file EARLY in order to avoid a longer wait to see an appraiser.

Residential property owners that already have a Homestead Exemption on their property are eligible to E-FILE their protest by following the E-Filing instructions included in the notice. E-filing is ONLY available to properties that currently have a homestead exemption. For all other properties, you must mail or hand deliver the written protest to the district office at 201 N. Chaparral Street, Corpus Christi, Texas, no later than May 31st.
